Good Morning Residents, CLUBHOUSE Last weekend, the clubhouse roof was inspected for the presence of asbestos. We are waiting for the inspection report before we can move forward with our roof replacement project. ROOFING PROJECT As we await the results of the asbestos testing, Crest Roofing will be starting to set up their staging areas. We remind residents that these areas are Construction Zones and there is NO TRESPASSING. If you enter these areas, the HPA, Crest Roofing, and Jack Brown and Associates will not be responsible for any injuries sustained as you enter these areas at your own risk. HPA JUNE 16, 2025 MEETING SUMMARY The Board voted on the following motions: To approve the proposal for Maximum Landscaping to renew the Landscaping/Tree Trimming contract for five years beginning in 2025. The annual contract amounts are as follows: 2025: $692,490.69 2026: $709,805.95 (2.5% Increase) 2027: $727,548.02 (2.5% Increase) 2028 & 2029: $727,548.02 (No Increase) To reclassify the cost of the Golf Cart purchase, previously approved by the Board on January 20, 2025, which was originally allocated between the $2 million loan and the Golf Cart line item, so that the full amount of $79,606.91 is charged to GL7223 – Golf Cart Contract. BINGO TONIGHT – 7:00 PM – CLUBHOUSE BALLROOM Please arrive by 6:30 pm to purchase your cards and markers. Friends and Family are welcome. CARPORTS Carport repairs are an ongoing project. Repairs will resume in Phase II and Phase IV beginning on Monday, June 23, 2025. Vehicles DO NOT have to be moved from these covered spaces. HPA – SAVE THE DATE – THURSDAY, FEBRUARY 12, 2026 We will be offering a Mature Driver Safety Course for Insurance Credit. This class will be given from 9:30 am until 1:00 pm at a cost of $15 per person. Certificates will be provided at the end of the class, which is good for three years. If you are interested, please send an email with your name, address, and phone number to jpadilla@Campbellproperty.com. As we get closer to the class date, we will provide additional information. POOLS/SPAS Dark clouds, thunder, and lightning is not the time to be going to the pool. That’s the time to be going in the opposite direction and getting home safely. Lightning strikes are severe in Florida. If you are at the pool, once you see those dark clouds and hear the thunder, you must leave the pool area. There is no lifeguard on duty. When you enter the pools and spas, you do so at your own risk. You should never swim alone. WEATHER A “Heat Dome” is expected to raise temperatures to record-breaking levels over the weekend and into next week. Drink plenty of water throughout the day, even though you don’t feel thirsty. Wear loose-fitting, light colored clothing made of breathable fabrics. Whenever possible, stay in shaded areas to reduce exposure to direct sunlight. Enjoy Life!
