HPA BOD MEETING SEPTEMBER 15, 2025 – SUMMARY The Board voted on the following motions: Motion to approve the proposal from Ryan Lauer, LLC to provide maintenance of the three clay tennis courts, six days per week, at a cost not to exceed $19,000/year with a 4% annual increase. ** This contract will not commence until the three tennis courts have been installed. Ryan Lauer will also oversee and provide consultation to HPA throughout the installation of the three tennis courts at no additional cost to the HPA.Motion to ratify the proposal from Ainsworth Aquatics to supervise and consult with the HPA through the satellite swimming pool renovation project at a cost not to exceed $2,500 per month.Motion to approve the proposal from Sabra Wall Decor to paint the ceilings, walls, and doors at the men’s and women’s restrooms at the three satellite pools, not to exceed $3000.Motion to ratify the accepted proposal from Solitude Lake Management for $4,442.18 for the replacement of the motor in the North Lake Fountain.Motion to approve the proposal from Zabik and Associates for $3,500 per month to oversee the walkway and parking space repair project. CARPORT SALES Every Apartment Unit in Phases II and IV is assigned one numbered parking spot, either covered or uncovered. Only Covered parking spots may be sold, as these were originally purchased from the builder. If an owner wishes to sell a covered spot, the office must be notified so the appropriate paperwork can be completed. This ensures the number spot is transferred to the new unit owner. When a covered spot is sold, the seller will then be reassigned an uncovered numbered spot. No unit may own more than one spot, either covered or uncovered. HPA LAKES Following the recent torrential rains, both the North and South Lakes have reached capacity. Additionally, a new motor has been installed at the North Lake Fountain. Both lake fountains are now fully operational and running for your enjoyment. LAKE IDA HEDGE PBC has contacted us concerning the Lake Ida Hedge. We have been summoned to appear before the Magistrate on Wednesday, October 8, 2025, at 9:00 a.m. to state our case. PICKLEBALL COURTS At the HPA Board meeting on Monday, September 15, 2025, Patty Sinclair, President of the Pickleball Club, presented the color recommendations for the new Pickleball courts. SATELLITE POOL RENOVATIONS The North Pool Renovation project continues to move forward. Inclement weather has caused some work days to be shortened. However, steady progress is being made. In addition, we will be painting the Pool Houses’ men’s and women’s bathrooms, which will consist of all the walls, ceiling, and doors. In addition, all sink faucets are being replaced to ensure consistency. We are also in the process of obtaining quotes to replace all existing toilets with comfort-height models, which will improve both accessibility and overall convenience.
