Good Morning Residents,

CLUBHOUSE
The Fire Inspector was here last Friday. We needed to install two emergency lights, two A/C dampers and adjust a handicap bathroom door. We passed that inspection.

The sound in the Theater is an issue for some. It’s either too loud or not loud enough. We have contacted the vendor to check the speakers and rebalance them.

We have ordered additional chairs for the fitness studio, along with sound panels. We will take a few of these new chairs and place them in the gym area. We are looking into dimmers for the lights in the fitness studio.

CAFE – THE CAFE WILL BE OPENED ON MONDAY CHRISTMAS DAY 12/25/2023.

CAFE NAVY BLUE CARDS
These additional cards are sold directly from the cafe operator, DALA.
A $100 card gives you $110 in food. A $200 card gives you $225 in food.
The HPA has no association with these cards or their transactions. Any problems that you may incur with these cards, you will need to contact DALA.

HPA BOD 12/18/2023 MEETING – SUMMARY

The Board approved (12-0) authorizing a final 4MM draw from our line of credit at 3.7%. We will have one year to use the money for the following: clubhouse and cafe roof, maintenance building, indoor and main pool, outdoor dining, security cameras and Zoom teleconferencing.

Larry Zabik from Zabik Associates gave a presentation outlining where we are with the clubhouse renovation. He introduced All Site Construction as a possible vendor for the maintenance building.

As of January 1, 2024, replacing ID or Cafe cards will each cost $25. The cards are issued as a set of two.

We are still waiting for our CO from PBC. We cannot complete our refuge area until we receive a permit from the County. If the permit is not received by December 27th, our TCO will be extended for another month.

The Board approved the date corrections required in the current DALA contract. This is necessary because the cafe opened November 28th instead of the anticipated October 1st date.

The Board approved to have an evaluation of the clubhouse roof by engaging RAI Roof at a cost not to exceed $5000 to provide a Roof Inspection & Assessment report.

PICKLEBALL
The club’s long awaited Victory Banner will be installed today at 12noon at the Pickleball courts. Congratulations to all club members and especially those who participated in the tournament. We know this is the first of many more victory banners to come.

PING PONG
The new tables have been delivered and are available for play.

They are located in Card Room #1 on the lower level. You may purchase (checks only) tickets to the Clubs and Organization’s events, pay your dues or pay for new membership.

MOVIES – EVERY TUESDAY AND THURSDAY – 3:30pm & 7:30pm
There is NO eating in the theater. Eat your lunch and dinner at home.

Please remember to use the sani-wipes to wipe down the equipment after you finish using it.

HPA LIGHT BLUE CAFE CARDS
These cards are not compatible with the new cafe register system. If you previously
purchased this card and have a balance, your money will be refunded to you. A check will be mailed to your address on record sometime after January 1, 2024. We will inform you when the checks are mailed.

PAVING LADY – UPDATE
Our attorney Andy Wyman/Wyman Solutions, has asked the court to schedule a Case Management Conference. The court will now have all parties involved in this lawsuit, schedule a date to finish up all depositions and get ready for a trial. This trial will hopefully take place early this summer or a settlement conference will be scheduled.

**MAINTENANCE & ASSESSMENT FEES ARE DUE JANUARY 1, 2024**

REMINDER
There is an increase to your Maintenance fees for 2024. Please check your new coupons and submit the correct amount. If you have automatic withdrawal you need not do anything.
